Can you hold a place before I apply?
No, we do not hold properties before an application has been received and approved. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, you will only need to be the first month’s rent and security deposit. -
How old do you have to be to apply?
You must be at least 18 years old to apply. All applicants over the age of 18 must complete their own application and credit/background check. -
Is the security deposit refundable?
The security deposit is refundable, minus deductions for any repairs. -
When is the security deposit returned?
California law requires a landlord to return the tenant’s security deposit, with an itemized statement of deductions, within 21 days after the tenant has surrendered the rental property and returned the keys. -
Who needs a cosigner?
A tenant without established credit will be required to have a co-signer or guarantor. -

How do I pay rent?
Tenants can pay rent online at www.aldermanagement.com or mail a check to 5421 Beaver Ln, Discovery Bay, CA 94505. Rent is due on the 1st of the month and late if received after the 5th of the month. -
I want to get a pet. What do I do?
Before you consider a pet, you must get written approval from the property manager or you will be in breach of your lease. A pet addendum to the lease will be signed and an additional pet deposit may be required. Please note that not all properties will allow pets, other than a service dog. -
My lease expiration is coming and I want to move out. What do I do?
You must provide us with written notice. Most leases require 30 days notice, but you will need to refer to your lease agreement for the amount of notice you are required to give. -
Who is responsible for paying for repairs & maintenance requests?
The landlord is responsible for ensuring the rental property is habitable, however, repairs that are needed due to neglect or abuse by the tenant are generally the responsibility of the tenant.
